LEASE

We can certainly include your company’s name on the lease agreement but the name of the main tenant in the unit must also be included.

If you are including the company on the lease, an email address of an authorized representative must be given and they must sign on behalf of the company as well.

Rent is all inclusive and includes: Electricity, Water, Cable, Internet, pest control and all taxes.

No, only residents who are over 18 years old

Signing leases online is absolutely 100% legal, safe, and very easy to do! This is based on the U.S. Electronic Signature in Global and National Commerce Act of 2000. If you wish, we can send this Act via email to you or you can find it online. We use Docusign, one of the best-known platforms for signing Real Estate contracts. (If the person wants you to send the Act via email, please refer to Google Drive > Email templates > Digital leasing. In that file, you will find the email and the Act to send to the client.

We are working remotely due to Covid 19, but we can do everything online. We will send you the lease agreement through DOCUSIGN, so you can sign everything electronically. After that answer, try to change the subject quickly, asking a question like: “We will send all the information later to you”, “Do you know how long you need the property for?” or “Do you have a preference for a specific area?” That way we can take the tension out of this matter and take the client to the subject we want to discuss.

Hoa requires a minimum of 7 month or 1 year depending on the property, but at the end of the lease you can see that we made an addendum that says if you leave after date (x) you will not be affected.

SECURITY DEPOSIT

Yes. We require a security deposit, that will be held for any incidentals or damages to the property

When you move-in, you will be given a furnishings check-list. It is very important you document any existing damages, sign the check-list and send back to us. Both our company and the landlord will review the check-list and when you check-out you will not be responsible for any damages listed on the check-list.

Your security deposit will be mailed back to you by check to the address of your choice within up to 15 days of you checking-out of the unit.

No. Security deposits are equal to one months rent. We cannot discount security deposits. Please understand the units are fully furnished and there is a high amount of valued items inside the unit and therefore we have to take in at least 1 months rent security deposit. It is also very standard practice in Florida to take at least 1 months rent security deposit.

No.By law the rent cannot be paid with the security deposit

RESERVATION DEPOSIT, RENTAL PAYMENTS & FEES

We require first months rent, security deposit equal to one months rent and an application fee of $150. If you have a pet, then pet fees are also added to your move-in balance. To reserve the unit, we require a $500 reservation deposit paid upfront by credit or debit card. This deposit is then applied as a credit towards your move-in balance.

We do not charge the 3%, PayPal and the Credit Card Company are the ones who charge this fee. To avoid this fee, you can also make a deposit directly to the landlord’s account or a Zelle Payment.

We do this not only for our safety but mainly for the safety of our clients. I can speak to my manager and I don’t think there will be any problem with receiving your payment in person.

Monthly rent can be paid by:
-Depositing rent straight into the landlords bank account by visiting a local branch
-Zelle (quick-pay) payments available at most banks. It will transfer the balance from your bank to the landlords bank without any fees
-Credit Card (incurs a 3% processing fee)

There are no discounts on the rent, the price given is the final price. Unfortunately, our landlords set their prices and we cannot offer any discounts on them. The only discount given is for leases of 6+ months. Leases of 6 months or more will get a $100 discount off their monthly rent. No other discounts are given, even if the lease is for 1 year.

Application/background check fee of $150.
Pet Fee (if applicable): $250 per pet and is non-refundable.
Cleaning fee $150, charged at check-out from your security deposit.

It used to be possible to do this, but now the company has placed some restrictions because of Covid 19 and we ask our clients to please make a bank transfer or Zelle Payment or even make a deposit to the Landlord’s bank account.

In the US, credit card users are also additionally protected by the Fair Credit Billing Act, which stipulates that clients like you have up to 60 days to contest any billing charges for amounts over $50, and on top of that, with us, you have the extra security of your payment. Our company uses PayPal, the most secure platform in the world for online payments.

No company discounts are offered at the moment.

BACKGROUND CHECK

We don’t do credit checks, only a background check application.

No problem.Please send us a copy of your passport showing the passport number, we have a platform that does the background check for foreigners.

PETS

There is a pet fee of $250 per pet. The pet fee is non-refundable. Pets are also at the approval of the HOA. Please let us know what type of pet, breed, and weight and I get back to you letting you know if it’s OK to move forward.

Following Federal Fair Housing Laws, any emotional support animal must be exempt from pet fees. Emotional support animals must also have access to housing with no-pet policies.

VEHICLES

We need car registration for all residents who will be living in the unit.

Unfortunately, commercial cars, trucks, boats, campers, trailers are strictly prohibited; it is against the Association’s Rules and Regulations.

Please ask the tenant: Where was it parked? Was your car without a license plate or with an expired license plate? Check the smartsheet the contact of the towing company to send to the client, if not found, contact your superior for advice.

Sorry to hear that. please leave your car in the guest parking for now, and please write the following message and place it on the outside glass of the car that is parked in your parking space:
“This is a private parking space! Next time your car will be towed at the owner’s expense and Risk.” 

Please put your name and your phone number in the note. If it happens again please let us know and we will have to call the tow company to tow the car.

VACATE NOTICE

Vacate notices on month-to-month leases are given 20 days before the tenant wishes to vacate the unit.

Notices are given 30 days in writing before you wish to vacate the unit.

KEYS, PROBLEM IN THE UNIT & ACCIDENTS

Provide the customer with the lockbox code and ask him to take a copy of the key.  It is extremely important to let the tenant know that he needs to put the key back in the lockbox for emergencies like that. It is the company policy.
